Here’s the quick takeaways for the January market report!
Slowly the market is leaning more towards a neutral market, but still favors sellers. Median sold price in Marion County is up 11.4% YTD with the median sales price of $234,553 Inventory is down since December from 3,000 homes for sale to 2,800. 61% of homes sold under asking price. 40 days was the average days on the market in January.
What does this mean for sellers? 
Were starting to see buyers from last spring that were outbid or put on a pause on their home search starting to resurface. If you’re planning to sell your home in 2023 it’s safe to say that you’ll still be able to sell relatively high in comparison to years prior. Because of increase in demand & mortgage rates coming down we’ll likely see even more buyers headed into the spring months. Having your home in tip-top shape before getting listing photos & keeping it tidy & presentable during showings will help to get listing price or close to. What does this mean for buyers?
Interest rates have continued to come down & are projected to continue to drop as we go into the spring. We’re seeing multiple offer situations reappearing, but not as many competing offers like last spring/summer.
